What Can $400,000 Buy in Conroe vs. The Woodlands, Texas?

More square footage, a newer home, or an established neighborhood? Here's what buyers should know before deciding where to spend their $400,000.

If you're searching for a home in the North Houston area with a budget of around $400,000, you've probably considered both Conroe and The Woodlands.

But here's a question I hear frequently:

Can you actually buy a home in The Woodlands for $400,000, or do you need to look farther north toward Conroe?

The answer might surprise you.

Yes, there are homes available in The Woodlands around and below $400,000. And depending on what matters most to you, one of those homes might be a better fit than a newer or larger property in Conroe.

On the other hand, Conroe can offer buyers opportunities for additional square footage, newer construction, and different neighborhood amenities within the same budget.

I'm Julie Huffman, a REALTOR® with Southern Heritage Realty, and I've lived in The Woodlands area for approximately 30 years.

One thing I've learned is that finding the right home isn't simply about getting the most square footage for your money.

It's about understanding the location, property condition, monthly ownership costs, and long-term lifestyle you're purchasing.

Let's compare what $400,000 can buy in these two popular communities.

First, Let's Look at the Numbers

According to recent 2026 housing market data, there's a substantial difference between typical home prices in Conroe and The Woodlands.

Market indicatorConroeThe Woodlands

These numbers help explain why buyers often begin their search in Conroe when trying to maximize their budget.

But they don't tell the whole story.

The Woodlands includes established neighborhoods with homes available below the community's median price.

And Conroe includes everything from affordable starter homes to luxury properties and waterfront residences.

The real question is what your budget can purchase in the specific neighborhoods you're considering.

What Can $400,000 Buy in Conroe?

Conroe has grown significantly over the years, offering buyers a wide range of residential options.

With a budget around $400,000, buyers may find newer single-family homes, established properties with larger floor plans, and homes in neighborhoods with community amenities.

Depending on the location and current inventory, you may encounter properties offering:

  • Three or four bedrooms.

  • Approximately 1,800–2,800 square feet, sometimes more or less.

  • Open-concept living areas.

  • Updated kitchens and bathrooms.

  • Two-car garages.

  • Newer construction or recently completed homes.

  • Neighborhood amenities such as pools, trails, and recreational spaces.

These are illustrative features and size ranges, not guarantees of current inventory.

Conroe Neighborhoods Worth Exploring

Grand Central Park

This master-planned community offers residential neighborhoods, natural surroundings, trails, and access to shopping and dining.

Buyers may find newer homes with contemporary floor plans, although prices vary by property and section.

River Plantation

River Plantation offers established homes, mature trees, and a different neighborhood character from newer developments.

Buyers may find larger floor plans or homes with renovation potential.

Montgomery Creek Ranch

This community may appeal to buyers comparing relatively affordable homes with access to Conroe and nearby employment centers.

Barton Woods

Barton Woods offers residential options in Conroe, with varying home sizes, layouts, and features.

Harper's Preserve

Located in the southern Conroe area, Harper's Preserve offers newer residential construction and community amenities.

It's important to review the exact address, school district, taxes, and current prices when comparing homes.

The Biggest Advantage of Buying in Conroe

For many buyers, the biggest advantage is the potential to get more home for their budget.

You may be able to find a larger floor plan, newer finishes, or additional bedrooms without increasing your purchase price.

However, the lowest listing price doesn't always translate to the lowest monthly ownership cost.

Property taxes, insurance, neighborhood fees, and commuting expenses all deserve attention.

What Can $400,000 Buy in The Woodlands?

Now let's look at The Woodlands.

Because the area's median sale price is substantially higher, some buyers assume that $400,000 isn't enough to purchase a home here.

But that's not necessarily true.

At this price point, buyers may find:

  • Two-, three-, and occasionally four-bedroom homes.

  • Smaller or more established single-family properties.

  • Townhomes or other attached housing options.

  • Homes with mature landscaping.

  • Properties near parks and walking trails.

  • Updated homes with smaller floor plans.

  • Older homes with opportunities for renovation.

The selection will vary based on inventory and neighborhood.

The Woodlands Neighborhoods to Explore

Grogan's Mill

As one of the original villages, Grogan's Mill offers established homes and convenient access to many of The Woodlands' central amenities.

Buyers with a $400,000 budget may find properties with renovation potential or smaller updated homes.

Panther Creek

Panther Creek offers established neighborhoods and access to Lake Woodlands, parks, and Town Center amenities.

Available properties below $400,000 may be more limited, but this village is worth monitoring.

Alden Bridge

Alden Bridge offers a broad selection of housing styles and neighborhood settings.

Some smaller or older homes may fall within this budget, depending on current listings.

Cochran's Crossing

Cochran's Crossing is another established village where buyers may occasionally find properties within this price range.

Harper's Landing

Although Harper's Landing has Conroe mailing addresses, it is associated with The Woodlands community and can be an interesting option for buyers comparing the two areas.

This is a perfect example of why ZIP codes and mailing addresses don't always tell the complete story.

The Biggest Advantage of Buying in The Woodlands

For some buyers, location is the deciding factor.

The Woodlands offers an established master-planned setting with extensive trails, parks, shopping, dining, and entertainment.

Some neighborhoods also provide convenient access to major employment centers and Interstate 45.

A smaller home in a location you love may ultimately be a better fit than a larger home farther from your daily activities.

A Real-World Look at Homes Around $400,000

To illustrate the differences, here are examples of homes advertised in the area during October 2026.

Conroe vs. The Woodlands: What Are You Really Paying For?

When comparing two homes with the same asking price, it's helpful to consider what you're receiving beyond the number of bedrooms and bathrooms.

1. Square Footage

Conroe may offer more opportunities to purchase a larger home within a $400,000 budget.

In The Woodlands, buyers may need to prioritize a smaller home, an older property, or a different housing type.

But more square footage isn't always better.

Consider how much space you actually need and how you'll use it.

2. Age and Condition

Many established neighborhoods in The Woodlands include homes built decades ago.

Some have been extensively updated, while others retain original finishes.

Conroe offers both older neighborhoods and a substantial amount of newer construction.

A newer home may require fewer immediate cosmetic improvements, but buyers should still carefully evaluate its construction, systems, and maintenance needs.

3. Neighborhood Amenities

The Woodlands offers an extensive network of parks, pathways, shopping, and entertainment destinations.

Conroe has its own amenities, including parks, recreation, access to Lake Conroe, and various master-planned communities.

The right choice depends on which amenities you value and how often you'll use them.

4. Commute and Convenience

If you work in The Woodlands, purchasing a home within the community may offer a more convenient commute.

However, some southern Conroe neighborhoods are also close to major Woodlands employment centers.

If you commute to downtown Houston, the Energy Corridor, or another location, travel time may become an important factor.

I always recommend checking commute routes during your actual travel hours rather than relying solely on distance.

What About Property Taxes?

This is one of the most important considerations when comparing homes in Conroe and The Woodlands.

Many buyers assume that Conroe automatically has lower property taxes because homes may be less expensive.

But property tax rates depend on the specific property and its taxing jurisdictions.

A home may be subject to county taxes, school district taxes, municipal utility district taxes, city or township taxes, and other applicable assessments.

Newer developments may have MUD taxes that affect the overall cost of ownership.

And different villages in The Woodlands may have different combined rates.

Never assume that two $400,000 homes will have the same annual property tax bill.

Here's a Simple Example

Imagine you're comparing two homes, both priced at $400,000.

 Home AHome B
Purchase price$400,000$400,000
Illustrative property tax rate1.8%2.7%
Estimated annual taxes$7,200$10,800
Estimated monthly taxes$600$900

That's a difference of $300 per month, or $3,600 annually.

These are hypothetical tax rates and simplified calculations based on the purchase price. Actual taxable values, exemptions, and tax obligations will vary.

Before purchasing, I recommend reviewing the tax information for each individual property.

A home with a slightly higher purchase price could potentially have a lower overall monthly cost, depending on taxes, insurance, financing, and fees.

Should You Buy an Older Home in The Woodlands and Renovate It?

This is where I think buyers have an opportunity to consider a different approach.

Instead of searching exclusively for a completely updated home, what if you found a property with a great location, a functional floor plan, and the potential to become exactly what you want?

For example, imagine purchasing an established home in The Woodlands for $350,000.

The home has a location you love, but the kitchen and flooring are outdated.

You might consider:

  • Purchase price: $350,000.

  • Illustrative renovation budget: $40,000.

  • Total purchase and renovation spending: $390,000, excluding financing, closing, and other ownership costs.

For approximately the same combined amount as a $400,000 home, you could potentially create an interior that better matches your preferences.

However, renovation budgets and project feasibility vary, and spending $40,000 doesn't guarantee a corresponding increase in market value.

This is why I encourage buyers to explore their options before ruling out a home simply because the finishes aren't what they want.

How Nathan and I Can Help

As a REALTOR® with Southern Heritage Realty, I can help you explore properties, evaluate market value, and navigate the purchasing process.

I also work alongside my husband, Nathan Huffman, owner of Huffman Custom Designs.

Through Huffman Custom Designs, buyers can discuss potential improvements such as:

  • Kitchen renovations.

  • Bathroom updates.

  • Custom cabinetry and built-ins.

  • New flooring.

  • Painting and trim.

  • Staircase updates.

  • Custom carpentry.

Our goal is to help you understand your options before making a major decision.

Sometimes the right home is already beautifully updated.

Other times, it's the one with the location and layout you love—and the potential to make it your own.

What If You're Selling in Conroe or The Woodlands?

This comparison isn't just useful for buyers.

It's also important for homeowners thinking about selling.

If you're preparing to list a home around $400,000, you need to understand what buyers can purchase in nearby communities at a similar price.

For example, if your property is listed at $400,000 but buyers can find newer homes with more square footage in a competing area, your listing strategy should clearly communicate the advantages of your home.

That could include location, lot size, improvements, property condition, or other desirable features.

Through Southern Heritage Realty, I can help you evaluate comparable sales and competing listings to determine an appropriate pricing and marketing strategy.

And if your home needs cosmetic improvements before listing, we can explore whether targeted updates through Huffman Custom Designs may be worthwhile.

The goal isn't necessarily to renovate everything.

It's to understand what today's buyers are comparing and position your property accordingly.

So, Which Is Better: Conroe or The Woodlands?

The answer depends on your priorities.

Conroe may be worth exploring if you want:

  • More square footage for your budget.

  • A wider selection of newer construction.

  • Different neighborhood and lot-size options.

  • Access to Lake Conroe and surrounding recreation.

  • A broad range of housing prices.

The Woodlands may be worth exploring if you want:

  • An established master-planned community.

  • Extensive parks and walking trails.

  • Convenient access to shopping and entertainment.

  • Mature landscaping and established neighborhoods.

  • A location close to Woodlands employment centers.

Neither community is automatically the better choice.

And with a budget around $400,000, you may have more options than you initially expected.
