Bring your REALTOR® with you from the very beginning.

One of the biggest misconceptions about buying new construction is that you don't need your own representation because there's already someone waiting to help you at the model home.

The sales consultant is an important part of the buying process, and they're an excellent resources when it comes to explaining that builder's floor plans, available lots, construction timelines, design options, and builder incentives. Their role, however, is to represent the builder throughout the transaction.

Your REALTOR® has a different responsibility.

A buyer's agent represents you.

That means helping you compare builders, explaining the contract, coordinating inspections, discussing resale considerations, reviewing deadlines, and helping you navigate the process from contract to closing.

Another important detail many buyers don't realize is that some builders require your REALTOR® to accompany you or register you during your very first visit. If you visit a model home before involving your agent, it may affect whether your agent can represent you with that builder later in the process.
