Buying or Selling a Home in Greater Houston? Let’s Answer the Questions You’re Probably Already Googling

Buying or selling a home is exciting… but it can also come with about 47 questions at once.

How much money do I need?
Do I need to be pre-approved?
Should I fix everything before I sell?
What if I find a house before mine sells?

If you’re thinking about buying or selling anywhere in Houston or the surrounding areas — including Spring, The Woodlands, Tomball, Cypress, Katy, Fulshear, Sugar Land, Conroe, Willis, Montgomery, Magnolia, Humble, Atascocita, Kingwood, Richmond, Rosenberg, Pearland, Friendswood, League City and beyond — you are definitely not the only one asking these questions.

So let’s break down a few of the big ones.

Do I Really Need to Be Pre-Approved Before Looking at Houses?

Technically, you can browse homes anytime.

But if we’re putting shoes on, grabbing coffee, and actually going to tour houses you may want to buy, getting pre-approved first is a really good idea.

It helps you know what price range makes sense, what your estimated payment could look like, and how much cash you may need.

Plus, when you find the one, you’re in a much better position to make an offer.

Because finding the perfect house and then realizing you’re not ready to submit an offer?

Not fun.

Do I Need 20% Down to Buy a Home?

Nope.

This is one of the biggest home-buying myths.

There are several types of loan programs, and depending on your situation, some may require much less than 20% down.

The important part is figuring out what works for your budget, not what your cousin’s friend said you had to do when they bought a house eight years ago.

A good lender can help you compare options and understand what your actual monthly payment may look like.

How Much Money Do I Actually Need?

Your down payment is only one piece of the puzzle.

You may also have costs for things like inspections, appraisal, closing costs, insurance and other transaction expenses.

That does not mean buying a house has to be scary.

It just means you want to know the numbers before you fall in love with the kitchen.

How Long Does It Take to Buy a House?

This is one of those annoying Realtor answers:

It depends.

Once you’re under contract, many financed purchases may close in roughly 30–45 days.

Finding the house is the wildcard.

You might find it on the first weekend.

You might tour 15 homes and decide you hate every kitchen countertop in Houston.

Both are normal.

The goal is not to rush. The goal is to make a smart decision you actually feel good about.

Should I Sell My House Before Buying Another One?

Maybe.

Some homeowners need to sell first because they plan to use the proceeds toward their next purchase.

Others may be able to buy first and sell afterward.

And sometimes there are ways to structure an offer around the sale of your current home.

This is one of those situations where having a plan before the Zillow scrolling gets serious can save you a lot of stress.

What Is My House Actually Worth?

Ah yes, the question every homeowner asks after checking three different online estimates and getting three completely different numbers.

Online estimates can be helpful, but they don’t always know that you remodeled the kitchen, replaced the roof, have a larger lot, or that the house down the street hasn’t been updated since 1997.

Your home’s value depends on things like recent sales, condition, upgrades, neighborhood, location, buyer demand and current competition.

And across Greater Houston, prices can vary dramatically from one neighborhood, suburb, or even street to the next.

That’s why looking at your actual home and local comparable sales matters.

Do I Need to Renovate Everything Before I Sell?

Please do not immediately start ripping out cabinets.

You may not need to.

Sometimes the biggest difference comes from simple things like:

Fresh paint.
Deep cleaning.
Decluttering.
Landscaping.
Fixing the little things you’ve been ignoring for three years.

Before spending thousands on upgrades, it’s worth having a Realtor walk through the home with you and help figure out what buyers are actually going to care about.

Because not every renovation gives you your money back.

What Happens After I Accept an Offer?

You celebrate for approximately five minutes.

Then we keep working.

Once you’re under contract, there may still be inspections, repair negotiations, financing, appraisal, title work, deadlines, a final walkthrough and closing.

There are a lot of moving pieces, but that’s also why you have an agent helping you through the process.

You don’t need to memorize every deadline or suddenly become an expert in real estate contracts overnight.

Is It a Good Time to Buy or Sell?

The better question is:

Is it a good time for YOU?

There will always be headlines about interest rates, home prices and whether the market is “good” or “bad.”

But real estate is personal.

Maybe you need more space.

Maybe you’re tired of renting.

Maybe you’re ready to downsize.

Maybe your commute is driving you insane.

Maybe you just want a backyard big enough for a dog and a grill.

Your reason for moving matters just as much as the market.

Where Do I Work?

Pretty much all across Greater Houston and the surrounding areas.

That includes places like Houston, Spring, The Woodlands, Tomball, Cypress, Klein, Conroe, Willis, Montgomery, Magnolia, Humble, Atascocita, Kingwood, Porter, New Caney, Katy, Fulshear, Richmond, Rosenberg, Sugar Land, Missouri City, Stafford, Pearland, Friendswood, League City, Clear Lake, Pasadena, Baytown, Waller, Hockley, Brookshire, Sealy, Bellaire, West University, Memorial, The Heights, Montrose, Midtown, Downtown, EaDo, River Oaks and surrounding communities.

So if your city or neighborhood isn’t listed, that does not mean I can’t help you.

If you’re buying, selling, relocating, or just trying to figure out what your options are somewhere around Houston, reach out.

Still Have Questions?

Good.

You’re supposed to.

Buying or selling a house is a big decision, and you shouldn’t feel like you have to figure everything out on your own before reaching out.

Whether you’re moving across the street, across Houston, or from one suburb to another, I’d be happy to talk through your options.

No pressure. No judgment. No question is too small.
